Hello Frisco!! Feeling thankful for another great month! Real Estate is slowing down, which is normal for this time of year – but it doesn’t mean that there aren’t houses to buy! The trends I’m noticing now are a continuing increase in median selling price (up from $535K last month) and a 30% decrease in active listings – down from 185 at the end of last month.
** DATA MUSINGS **
Of the 124 active listings, 51 (over 40%!!) of the homes are new-or-incomplete builds.
Another 28 of the homes are owned by “iBuyers” (short for “Instant Buyer” – investment companies who offer cash for homes).
If you’ve got numbers spinning around in your head, allow me to throw out a bottom line for you – anyone looking for a home in Frisco at the moment has a 68% chance of dealing with a corporation on the other side of the negotiating table… If your budget is less than $1M (like most of us), that number goes up to 79%…
